Rental Criteria:
The Indigo at Cross Creek

The Indigo at Cross Creek observes a defined set of best practices and requirements for every application to our community. Below are standard criteria for applicant approval, as well as procedures for application and placing holds. Standard Criteria for Approval

  1. All full-time occupants of the apartment 18 years of age or older must complete an application and pay the $75.00 application fee (unless waived by current specials). An occupant may be considered part-time only if they can show proof of residency in another city or state and/or proof of full-time student status where residency is established in another city or state. The occupant must not spend 15 or more consecutive nights at the apartment in any given 30-day period.

  2. Monthly income must be at least two times the monthly rent. If income requirements are not met, the applicant(s) may have a guarantor complete a Guaranty of Lease Agreement form. The form must either be notarized or completed in the presence of a member of our office staff.

  3. Applications are approved based on an Auto Select process designed to estimate the relative financial risk of leasing an apartment to the applicant(s). This process offers an objective and consistent way of reviewing relevant applicant information and offers two tiers of approval based on the financial risk determined by Auto Select factors.

    Terms and conditions of approval include:

    • Landlord\tenant records of judgments and evictions within the past 36 months will result in denial of the application.
    • Derogatory credit percentage, defined as a payment that is greater than 60 days late, must be less than or equal to 50% to be approved with a standard security deposit and administrative fee. Derogatory credit percentages between 50% and 70% may be approved with a second-tier deposit and administrative fee. Percentages greater than 70% will result in denial of the application.
    • Bankruptcy within the last months of fewer will result in denial of the application.
    • Public records for civil judgments of unpaid accounts above $500.00, excluding medical and educational loans, must be older than 12 months to be approved with a standard security deposit and administrative fee. Those within the past 12 months may be approved with a second-tier security deposit and administrative fee.
    • Collections for unpaid accounts above $500.00, excluding medical and educational loans, must be older than 12 months to be approved with a standard security deposit and administrative fee. Those within the past 12 months may be approved with a second-tier security deposit and administrative fee.
    • Multi-family collections within the last 24 months or fewer will result in denial of the application.
    • If utility debt is found to be owed, the applicant must pay the debt in full and provide proof of payment to be approved.
    • Foreclosures must be older than 12 months to be approved with a standard security deposit and administrative fee. Those within the past 12 months may be approved with a second-tier deposit and administrative fee.
    • A multi-state sex offendor check will be performed. Should any records be found, the applicant(s) will be denied.
    • A criminal background check will be processed. Should record of a felony conviction within the past five years be found, the applicant(s) will be denied.

    Should an application be denied based on our Auto Select criteria for reasons other than a landlord/tenant record of a judgement and/or eviction, record of multi-state sex offense, or criminal history, the applicant may elect to pay a second-tier security deposit and administrative fee AND an amount equal to one month of market rent. The administrative fee must be paid no more than 48 hours after notification of denial, and the security deposit and rent must be paid on or before the beginning date of the lease term. Income requirements must still be met. The prepaid rent amount will be applied to rent due at move in and future rent.

    • Should your application be denied, or conditionally accepted, you may contact CoreLogic SafeRent to learn which factors most negatively influenced the decision. Additionally, you can obtain a free copy of your consumer report if a request is made within 60 days of the adverse action.

  4. Standard and second-tier deposits and administrative fees are defined as follows:

    • Standard security deposit: $250.00
    • Standard administrative fee: $150.00
    • Second-tier security deposit: $500.00
    • Second-tier administrative fee: $300.00.
  5. Occupancy standards for each apartment size are specified as follows and include a “plus 1” option.

    • 1 bedroom: 2 persons
    • 2 bedrooms: 4 persons
    • 3 bedrooms: 6 persons

Procedure for Securing an Apartment

  1. Application must be completed in its entirety, signed, and dated. If necessary information is not provided by applicant(s) when the application is submitted, the applicant must provide requested information within 48 hours.

  2. The required application fee must be paid, per adult applicant, at time of application unless waived by current specials.

  3. The standard administrative fee must be paid at time of application. Should the application judgement require a second-tier approval, the remaining administrative fee must be paid within 48 hours of notification of conditional approval.

  4. Applicant(s) must choose the apartment they are applying for.

  5. Applicant(s) must sign a lease within three business days of notification of approval unless the scheduled move-in date is within three days. Applicants are given until the end of the third day to sign their lease agreement. Should the agreement not be signed by the end of the third day, the applicant will be considered a back-out and will forfeit the administrative fee.

  6. Once the lease has been signed, the lease agreement will act as a financially-binding contract between tenant and landlord. The beginning date of the lease term is the move-in date. Keys will be distributed, and additional paperwork signed, on the move-in date.

  7. Lessees are permitted to sign the lease agreement at separate times, but do so at their own risk, understanding that should additional persons listed on the agreement fail to sign, they are not considered lessees and will not be treated as such. All and only signed lessees will be given keys on move-in day and held financially obligated to the lease agreement.

Procedure for a Temporary Hold

A prospect may place a temporary hold on a specific apartment for one day (defined as the time from which the hold is placed to the close of business on the following day, including Saturday), if they are willing to complete a rental application and pay the application and administrative fees. We will place a soft hold on the desired apartment but will not run the application or deposit the checks during the hold period. If the prospect does not respond with intent to rent within the designated hold period, the hold will be removed and the application and administrative fees returned via mail to the address provided on the application unless another has been specified. Once the hold is removed, the apartment will immediately become available to the next prospect.

Waiting List Policy

When our current availability does not meet the needs or desires of a prospect, or their desired move-in date exceeds the time allowed (based on current occupancy), the prospect may elect to be placed on a waiting list.

In order to be placed on the waiting list the following must occur:

  1. An application must be completed by all persons 18 years of age or older. The application fee must be paid (unless waived by current specials).

  2. If/when an apartment meeting required specifications becomes available, the applicant will be notified and has until close of business on the following day to respond with intent to rent, pay the administrative fee, and begin the application approval process.

  3. During this time, the apartment will be held, but if prospect has not responded with intent to rent or administration fees have not been paid by close of business on the following day, the hold will be removed and the next prospect on the waiting list will be notified. At this point, the apartment will be rented to the prospect that first responds and begins the process.
